Borrowers do not have to be on title prior to closing

12 months canceled checks are required with no late payments

We may go to 90% of appraised value including closing costs or 75% of value for "cash out" .  All costs associated with the transaction can be financed (depending on LTV) call for details... 
 
 

Length of time in residence:

12 -17 months: All closing costs can be included depending on credit grade for LTV

18 -23 months**: Borrower can get cash out for debt consolidation

24 months and over**: Borrower can leave closing with cash in hand

** Only 12 months rent checks required.  Length of time over 12 months will be proven by lease purchase agreement.
